Location Analysis

Pollina Corporate location analysis services are designed to assist companies entering new markets or better serve existing markets through consolidation, expansion, or divestiture. Through the application of our proprietary 380 - factor location model we can identify the optimum location for new or existing facilities. The model has been successfully utilized for facilities including headquarters, sales offices, call centers, training facilities, manufacturing and distribution.

AREA SEARCH
Pollina Corporate will perform an area search by screening a large geographical area (multiple states) to identify the least - cost or overall best state(s) and areas within the state(s), based on the client's specific requirements. A detailed, written comparison of competing areas is prepared, based on field investigations and information from numerous academic, local, state and federal sources.
LOCATION
Designed to identify the least-cost location, the model considers factors that vary in cost geographically (e.g., labor, transportation, utilities, real estate, taxes), while examining access to markets and materials and the availability of state and local incentives. The model has the unique ability to evaluate both quantitative factors (e.g., labor cost, market access, utility cost) as well as qualitative factors (e.g., quality of life factors, business environment).

The Pollina Corporate team will develop a strategic planning productivity model, which is designed to walk our client through the process of evaluating its entire portfolio, or any single facility or combination of facilities in its portfolio. The model can, also be used to focus on a single cost element, such as labor cost and the effect alternate locations might have on that element.

SITE SELECTION
Pollina Corporate will perform further on-site field investigations in each of the finalist areas and determine the best real estate solution that meets the location criteria established. A detailed and complete written report documenting both the rank and comparative value of each community and site is prepared for the client. In addition, during these field investigations, interviews will be conducted with local human resource managers in similar industries to verify state and local labor data regarding wages, benefits, availability, reliability and productivity.

CONFIDENTIALITY
Pollina Corporate will maintain complete confidentiality, as required, on behalf of our client during the performance of any location selection process. This will help to eliminate any problems related to telling state or local officials that they are being eliminated from further consideration as well as keeping news of a possible move from employees until an appropriate announcement is made.
