Timothy R. Danielson represents corporations nationally in lease
negotiations, relocation and property acquisitions. He assists
clients with strategic planning and all phases of real estate
transactions. His responsibilities include preparing economic
and location analyses, drafting requests for proposals, letters
of intent, and negotiating proposal terms, leases and contracts.
In addition, he is responsible for preparing site location financial
models. These models include factors such as fixed and variable
wage costs, utility, tax and transportation costs, to name a few.
Since joining Pollina Corporate Real Estate, Inc., Mr. Danielson
has acted as consultant for major corporations regarding corporate
divisional headquarters, manufacturing and warehouse relocations/expansions.
He has sited a manufacturing facility to the State of Virginia
for Amoco/Enron Solar, one of the world’s largest solar-power
manufacturing corporations. He has also acted as lead consultant
and negotiated state and local incentives for manufacturing/warehouse
facilities for Caterpillar Inc., Caterpillar Claas America, Eisenmann
Corp., Huffy Bicycles and Robert Bosch Corporation, among others.
In addition, he has been a broker on regional office renewal/relocations
for Amoco Corporation, Caterpillar Inc., Ciba Geigy Corp., EXECUTONE
Information Systems, Inc., and Koch Industries, as well as many
others.
Mr. Danielson graduated with this bachelor’s degree from
Purdue University in West Lafayette, Indiana.
